Where Should Your New Next House Be Located?

The decision to buy a home in a certain area can be driven in two ways: either there is a lovely town that you have always admired (or lived in, or had friends or relative who lived in it), or you decide to buy a home and formulate a list of criteria that your new home town must meet.

This makes the decision easier, since the purchaser is already familiar with all of the features of the area.

If you have no real idea where you want to live, you will have to do some more homework to find your dream town.

One of the first things people think about is how far the house will be from their jobs. This is probably the case for retirees, of course. It is no coincidence that home prices are historically higher the closer one is to an important town or corporate center.

After the commute, the second most important issue in the location of a house is the educational system. For families with children, the reason is obvious, but even retirees and childless couples should evaluate the school system since this factor has such a major implication for present and future property values.

The cost of the home is the next thing to examine, and sacrifices may have to be made to meet economic reality. Is it cheaper to commute further and have higher gas bills but get an affordable house in a good neighborhood? Choosing a home that is further away, that is less expensive, will probably mean higher commuting costs.

Make sure you look at other issues that will affect the overall cost of the home. Many buyers have completed an analysis and found it works out the same or cheaper to buy in an area with low housing prices and send their children to private school than to pay extravagant prices and high taxes for a house in a better area.

Taxes are a big factor in choosing a location. Don’t just go by current rates, either, you can do some digging and see if rates are poised for an increase. First of all, if there have not been any recent assessments, be wary, since you may be reassessed in a short while. Find out if the owner has made major improvements (new bathrooms or kitchens, pool or fireplace) since the last assessment, as this will really add to the taxes.

You also need to find out whether the town is experiencing a lot of growth. Will a new grade school or high school be constructed just after you purchase your home? It is also important to find out whether the municipality has a history of frequent tax increases.

After this kind of information is gathered, you can make a better decision when you go shopping for your new home.
